When Blu Bear Studios, a former metal fabrication shop, was purchased by a new owner, the vision was clear: turn the 8,000-square-foot building into a dynamic media studio on the first floor and a collaborative office space on the second. The goal was to create a creative hub in Norristown, just an hour outside of Philadelphia, that would attract innovators and visionaries.
However, the project came with its own set of challenges. Historic flooding from Hurricane Ida had caused water damage, with five feet of water affecting key areas of the building. On top of that, the building predated modern fire codes and occupancy standards.
Our team jumped into action, swiftly addressing the water damage by removing ruined materials and power washing affected areas. We also worked closely with architects, engineers, and subcontractors to ensure the building met current fire safety codes and designed a new stair tower that fit within the building’s limited space. As the project progressed, we installed an updated HVAC system, energy-efficient LED lighting, and durable epoxy flooring, giving the building a modern, functional feel.
The result? Blu Bear Studios is now a thriving hub for both media production and collaborative work. The first floor is home to a fully operational media studio, complete with a custom cyclorama room for filming, while the second floor offers flexible co-working spaces. Manor College Outdoor Classroom Project

At Manor College, the goal was to turn a rarely used outdoor space into a modern, functional, and energy-efficient classroom. The project covered 5,000 square feet of land adjacent to an existing building and parking lot, an area that was previously dominated by large trees and an underused gazebo. The transformation aimed to provide a space where students and faculty could learn, collaborate, and enjoy the outdoors, with an emphasis on physical distancing for the ongoing pandemic.
During the project, Tropical Storm Fred hit in August 2021, dumping significant rainfall and causing water runoff that damaged early landscaping work and delayed the project. Fortunately, we were able to pivot quickly, designing a sloped surface to redirect water and installing a trench drain at the walkway’s end to ensure future water runoff was managed effectively. We also made adjustments to the seating design, opting for tiered seating to allow for better collaborative spacing.
The outdoor classroom was completed just in time for the fall semester. With durable hardscaping materials, including smooth pavers and permeable surfaces, the space is both aesthetically pleasing and functional. LED lighting installed throughout the area ensures that the classroom remains energy-efficient while providing a welcoming atmosphere. The addition of multiple power outlets further enhances its usability, allowing students and faculty to stay connected while working outdoors.
Today, the outdoor classroom is one of the most sought-after spaces on campus, providing students with a peaceful and inspiring environment to learn and collaborate.
Manor College Veterinary Technology Facilities

Manor College also sought to improve its veterinary technology facilities, aiming to provide an upgraded learning environment for students pursuing a career in veterinary medicine. The original layout posed several challenges: the lab and operating room were located across the hall from one another, requiring students and instructors to move back and forth between spaces. The renovation had a tight deadline, needing to be completed before the start of the next semester, which meant we had to work quickly without sacrificing quality.
We designed a more cohesive floor plan that placed the operating room next to the lab, improving workflow and efficiency. Additionally, we installed specialty lead-lined doors in the radiology room to ensure safety, while also enhancing the spaces with modern, energy-efficient LED lighting and sleek, easy-to-clean epoxy flooring. The final touches included custom millwork, cabinetry, and countertops that matched the school’s branding, creating a cohesive, functional, and welcoming environment.

YS Suite
Location: Skippack, PA

YS Suite offers stylists the opportunity to operate their own salon without the burden of upfront investment in a full salon space. The second-floor renovation of their building was part of an expansion to meet growing demand for rentable salon suites. The goal was to create a high-end, modern aesthetic with durable features that could withstand heavy salon use, all while maintaining affordability.
The challenge here was balancing style with function. The space needed to look upscale to appeal to stylists, while also being practical enough to handle the demands of a busy salon environment. The design incorporated luxury vinyl plank flooring that mimicked hardwood, offering durability and easy maintenance. Custom frameless glass doors and stainless-steel accents were chosen for a sleek, modern look, and we installed solid surface countertops that were both beautiful and easy to clean.
